Crown House Technologies (CHt) was responsible for the design, supply, manufacture, installation, testing and commissioning of the shell and core building services. Chilled water, low temperature hot water, domestic water services including a softened and potable supply, gas, interfaces with BMS, fire alarm and the central concierge system were installed to each of the 81 luxury apartment interfaces.

Our role

Works included the offsite modularisation of the main risers feeding the four pavilions, including the main service spine at basement level. Main central cooling plant and heat rejection adiabatic units were installed within the basement plant areas incorporating heat rejection / heat recovery via a borehole system.

The challenge

Security and privacy are leading themes in the design, and CHt worked with the developers and consultants to turn design into reality with as little compromise as possible.

With 60 full-time staff, 24-hour room service, high levels of security, underground valet parking, private spa, a 21m ozone swimming pool, virtual golf simulator, private cinema, personal wine storage, squash court, state-of-the-art gym, and a business suite and meeting rooms, the design set world class standards in private accommodation of the highest quality. The scheme also provides 139 vehicle and 114 cycle spaces across two basement levels.

This complex has set new luxurious standards worldwide. It has given Knightsbridge a distinctive new residential development that relates strongly to the existing streetscape. To reach the highest level of quality possible, the team adopted a collaborative approach, combining the skills and expertise of some of the best professionals in architecture, art, design and construction. The architect, Lord Rogers, remarked that the build quality was the finest he had seen anywhere in his 50-year career.

Our Approach

The predominant construction techniques were based on offsite production using the most modern methods of construction, and creating detailed designs at a very early stage.  In this way, CHt streamlined the construction process resulting in straightforward assembly on site. We used a combination of the best features of offsite production technology, together with site based skilled craftsmen, to overcome unique and testing specification requirements and produce a project that surpassed all expectations.

The engineering behind our delivery

The One Hyde Park project is remarkable and groundbreaking in many ways. The levels of innovation in engineering, as well as other areas of the build, emphasise CHt’s unwavering commitment to providing its clients with smart construction solutions.

We provided boreholes for ground source heating to minimise the use of individual gas/electric boilers within apartments. As this was decided at an early stage in the design, it was possible to minimise installation costs by integrating the 50m deep boreholes with the foundation piling.

During the construction and fit-out period, there was no possibility for onsite storage, and tight synchronisation of deliveries using just-in-time methods was essential. CHt’s logistics solution was to set up a large, offsite construction consolidation centre (CCC). This central facility in NW London substantially reduced the traffic mileage and pollution discharge in central London, by having fewer, larger deliveries sent to site. Through the CCC, Crown House Technologies  was able to inspect the quality of materials as they arrived, and once again as they were delivered on site. This gave full control and reassurance for the client that the highest levels of quality were maintained throughout all aspects of the build.
