Full Project Details

Crown House Technologies (CHt) provided the complete Mechanical & Electrical Services for the 333 roomed, 13-storey new hotel in the heart of Leeds city centre.

The challenge

To build a 13 storey hotel in the Leeds City centre in between the Leeds Canal and the Leeds City Central railway station. Access to site via single lane road over a bridge with a restrictive weight limit. The site also had no external storage facilities, requiring in a ‘just in time’ logistics strategy for deliveries. 

Our Approach

An open and collaborative approach to programme and cost allowed the client to incorporate relatively late changes to their corporate branding, while providing certainty with regard to the opening date. This enabled them to market the property for bookings with confidence.  

The engineering behind our delivery

CHt provided specifically designed fan coil units, to minimise noise output, maintainability and energy efficiency. Incorporating integral downlights and a fully integrated access panel. Fully prefabricated bathrooms.

The front of house lighting was extensive, using specially designed light fittings, automatic and local controls to the meeting rooms. A particular feature was the specialist lighting installation to the 13th floor Sky Lounge, which offers spectacular views over Leeds city centre.

A mixture of external uplighting and LED lighting provide the main feature all around the hotel, with particular emphasis on the seating area outside the Whisky Lounge.

A packaged switchboard and transformer was provided to serve the hotel's electrical needs. This in turn fed an electrical distribution network through out the hotel. A power busbar network served local distribution boards for each bedroom. A generator provides backup to the essential services to the hotel.

A data and WiFi network was installed to provide high speed communications along with providing the hotel's entertainment network.

The BMS system is linked to the hotel’s room booking system, which ensures that each bedroom’s fan coil units deliver optimum comfort conditions on arrival of the hotel’s clients.
